Rules & Regulations when Staying at Shibby RV Living
Shibby RV Living is not a permanent residence.
Tenants are not permitted to use address for anything other than receiving packages.
We do not accept tenant mail. We accept packages ONLY. Any mail received will be Returned to Sender, no exceptions.
Shibby RV Living is under surveillance 24/7.
Check-In is at 2 PM un l 8PM. Check-Out is at 11 AM.
SPEED LIMIT IS 10 MPH. Please abide by speed limit when entering and throughout the park.
QUIET HOURS ARE FROM 10 PM to 8 AM.
You must have current tags, registration, and insurance on your RV, golf carts, and vehicle(s) present.
Proof must be given to the office upon registration or check in.
Two (2) vehicles permitted.
Parking passes are given upon arrival and must be visible on dashboard of two allowed vehicles.
Failure to make payment when due to Shibby RV Living will result in immediate ejection from the property.
Shibby RV Living is not responsible for damage to vehicles or RV's, accidents, personal injury, property damage, or stolen property.
Golf carts are only permitted on roads! NO driving on grass or wooded areas.
NO ATV, off- road vehicles, etc. permitted in park.
Do NOT move sites without permission from the office.
When parking, please keep all wheels and jacks on gravel site. Nothing is to be on the grass.
Shibby RV Living reserves the right to move site assigned when making the reservation, before/ upon arrival due to circumstances, etc.
All RV sites must be always kept neat and orderly.
Please dispose of trash in receptacles. If trash is not placed in designated receptacles, Shibby RV Living reserves the right to fine par es responsible.
Trash must be in household garbage bags. If trash is bigger than household trash bag, please dispose of at local dump. If larger trash is le beside/ inside dumpsters, the responsible par es will be fined.
Any belongings left on site after tenant’s departure will be disposed of and there will be a fine charged for clean- up services.
No buildings, storage sheds, freezers, refrigerators, clothes lines, tarps, ALL tents, outdoor pools, etc. are permitted.
Grills are not allowed on grass during use, not in use must be stored on gravel.
No additional structures allowed (decks, porches, stairs, platforms, etc.)
Fire pits are permitted only if the fire is off the ground, located in a self-contained unit, placed on the site ONLY (not allowed on grass), and supervised by an adult at all times. Fire must be completely extinguished before left unattended.
No vehicles in disrepair on Shibby RV Living’s grounds.
No utility trailers allowed on grounds without prior approval. We do offer Storage. Please contact our office if interested.
A sewer donut (threaded connection) MUST be used on all sewage hoses. When not connected to sewage, please close sewage receptacle with cap. This is a health ordinance.
Heated hoses are required October- April.
All vehicle(s) must be parked in your designated RV site only, NO parking is permitted on grass, empty RV sites, or road.
If vehicles are parked in unpermitted areas, Shibby RV Living reserves the right to tow vehicle at owner’s expense.
Parking passes must be visible at all times.
Shibby RV Living does offer Storage for additional vehicles, trailers, etc. on site.
All guests are responsible for the behavior and control of themselves, their children, visiting guests and pets. Failure for all or any to abide by Rules and Regulations set forth by Shibby RV Living will result in IMMEDIATE ejection.
Long Term tenants to maintain grass under RV, slides, and by hoses.
Tenants are responsible for keeping personal items on the gravel site.
We welcome cats and dogs upon approval! Certain breeds of dogs are not permitted on Shibby RV Living’s grounds due to insurance reasons.
Vaccination records are required for all pets.
All PETS must be on a leash and owners MUST PICK UP after their pets immediately. We have Pet Stations across the park for your convenience. Fines will be enforced if owners do not pick up after their pet.
No unattended pets allowed outside of RV. If outside of RV, please always keep pets on leash accompanied by owner.
No small folding fences for pets.
Any violation of County or State law while on Shibby RV Living’s property will result in an IMMEDIATE ejection.
Please respect our neighbors. No feeding or petting livestock. We want to keep them and our tenants safe.
Storage:
• Hours: 6:00am- 10:00pm
• 15,000 lbs. weight limit
• Gate protected. No Trespassing!
Laundry:
• Hours: 8:00am- 10:00pm
• Coin and card operated
• Wipe down all machines after use.
• Two machines per tenant, please.
• No pet bedding/ blankets allowed in machines.
• No one under the age of 16 allowed in laundry room unless accompanied by an adult.
• Machine damage due to misuse: the responsible party will be liable for cost of repair.
Departure Policy:
• No debris or belongings le on site.
• Please make sure all switches in the power pedestal are flipped off.
• Long Term: 72 hour notice of departure mandatory.
(Long Term Tenants Only) Rent Protocol:
Rent is due on the 1st of the month. We accept money orders, cashier's check, and card payments.
If you decide to pay with a card, there is a 3% processing fee.
If you are on AutoPay using a card, there is a 3% processing fee.
We do not accept personal checks.
If a payment is not made by the 3rd of the month: there will be a $25 late fee added onto rent.
If a payment is not made by the 5th of the month: the tenant will move to weekly rent due immediately and will be due on the same day of the week the 1st falls on of each week for the remainder of the month.
***Shibby RV Living reserves the right to immediate ejection from the property if Rules and Regulations are broken. Failure to leave the property or abide by parking regulations, Shibby RV Living reserves the right to tow vehicles at owner’s expense.
